The report from Redfin says pools boost Cape Coral home values by $26,115.47 on average. The average pool premium per square foot is $15.02, placing the city 12th in the list. Just 6.7% of homes sold in 2018 in the city had a swimming pool.

The ranking is limited to metro areas with at least 5,000 homes sold in 2018 where at least 2% of homes sold had pools, and where the results were statistically significant.

Redfin agent Katie Shook says, “But the reverse is true in the luxury market. In the $700,000 to $1 million price range, especially in remote areas with more yard space, homebuyers expect a pool and they’ll pay a premium for it.”
